From a single loose tile to a full commercial waterproofing system — we diagnose the problem and apply the right repair, not the easiest one.
Loose and drummy tiles are one of the most common building maintenance problems in Queensland. When the adhesive bond between a tile and its substrate breaks down — through moisture, movement or time — the tile sounds hollow when tapped and becomes a risk for cracking, lifting, or water ingress.
Traditional rectification means removing and replacing the tile entirely — which is expensive, disruptive, and almost always results in visible patching because matching tiles are rarely available. Tile injection is the modern alternative.
We drill small access holes (2–3mm) along the grout lines adjacent to the affected tile. A specialised adhesive — typically a polyurethane or epoxy formulation — is injected under pressure into the void beneath the tile. The adhesive fills the cavity and permanently rebonds the tile to the substrate.
The drill holes are filled with matching grout on completion. Most jobs are ready to walk on within 3–4 hours. The tile surface and grout lines remain completely intact — no demolition, no dust storm, no mismatched tiles.
Concrete cracks. It's an inherent property of the material — thermal movement, structural settlement, and load changes all cause cracking over time. The problem isn't the crack itself; it's what gets in through it. Water in a crack corrodes reinforcing steel, expands during temperature changes, and weakens the surrounding concrete progressively from the inside out.
Crack injection stops this process by sealing the crack permanently from within — without excavation, without major disruption, and at a fraction of the cost of structural repairs left too long.
For active leaks — where water is visibly flowing or the crack is wet — we use hydrophilic polyurethane resin. When injected under pressure, polyurethane reacts with moisture and expands to fill the crack and surrounding voids, creating a dense, flexible, watertight seal. The flexibility allows it to move with the structure without breaking the seal.
For dry structural cracks where we need to restore load-bearing capacity, epoxy injection is the correct system. Epoxy cures into an extremely hard, rigid bond — often stronger than the surrounding concrete — making it the right choice for structural applications where movement is not a concern.
Flat and low-pitch roofs are among the highest-risk areas for water ingress in Queensland's tropical climate. Intense wet season rainfall, relentless UV, and the thermal expansion and contraction of the building all place extraordinary demands on roofing membranes.
When a roof membrane fails — whether through age, UV degradation, poor installation or physical damage — the consequences range from staining and mould through to major structural damage. Catching it early is always cheaper than leaving it.
Liquid membranes are applied by brush, roller or spray and cure into a seamless, flexible rubber-like coating. They conform perfectly to irregular surfaces, penetrations and details — making them ideal for roofs with complex shapes or multiple flashings. High-performance polyurethane formulations can stretch up to 280%, accommodating significant building movement without cracking or splitting.
For large flat roof areas, prefabricated sheet membranes (TPO, EPDM, or torch-on systems) provide consistent thickness and exceptional durability. They resist UV, ponding water and foot traffic over long service lives when correctly installed and detailed at seams.
Not every roof needs a full membrane replacement. We assess existing membranes for recoating, spot repairs and localised re-detailing — extending service life without the cost of a full strip and relay.
Balconies and decks are constantly exposed to rain, heat and UV — and in Far North Queensland, the wet season brings those conditions in extreme form. Failed balcony waterproofing is one of the most common defects in Queensland residential and commercial buildings.
The challenge with balconies is that they typically sit directly above occupied space. A leak that looks minor on the balcony surface can be causing significant damage to ceilings, walls and structural members below — often without being visible until the damage is already serious.
We assess the substrate condition, drainage design and level of exposure before recommending a system. Reinforced liquid membranes work well for balconies with complex detailing. Sheet membranes suit larger, simpler areas. In both cases, correct upstand detailing at walls and penetrations is critical — that's where most failures begin.
For tiled balconies with failed waterproofing below the tiles, we can often repair the membrane via injection through grout lines rather than removing all the tiles — saving significant cost and disruption.
Commercial waterproofing presents challenges that residential work doesn't — occupied spaces that can't be shut down, body corporate requirements, tight scheduling around tenants, and a higher standard of documentation and compliance.

Failed grout and silicone joints are a common entry point for water in wet areas. In bathrooms and showers, degraded grout allows water to penetrate behind tiles and attack the waterproofing membrane or substrate — eventually causing tile failure, mould and structural damage.
Regrouting and silicone replacement is cost-effective maintenance that prevents significantly more expensive repairs down the track. We use high-quality, flexible grout and sanitary-grade silicone suited to Queensland's conditions.
Injection isn't always the right answer. When tiles are cracked rather than just loose, when the substrate is deteriorated, or when the scope of damage is too extensive for injection to be viable, full tile replacement is the correct solution.
We carry out tile replacement with full substrate assessment and preparation — correcting the underlying cause rather than just relaying tiles on top of a failed system. That includes assessing and renewing the waterproofing membrane before new tiles go down.
Retaining walls face a challenge that most structures don't — sustained hydrostatic pressure from the soil and water behind them. Without adequate waterproofing and drainage, that water pressure finds its way through cracks, joints and porous concrete, causing efflorescence, concrete cancer and eventual structural failure.
We apply waterproofing systems to the face or back of retaining walls depending on access, and can address active cracks and joints via injection. Proper drainage design is also critical — waterproofing a retaining wall without managing the water pressure behind it is a temporary fix at best.
Some of the most damaging leaks in a building are the ones you can't see — moisture moving beneath floor coverings, between screeds and slabs, or through substrate layers that have failed over time.
Subfloor moisture causes adhesive failure in tiles, laminate lifting, timber swelling, mould growth in substrate layers and degradation of waterproofing membranes over time. Identifying the source and path of moisture movement requires systematic diagnosis — not just treating symptoms at the surface.
